Tenants

NCT Estate Agents are the largest letting agent within the Penwith area and handle properties from Lands End through to Hayle and Porthleven on the eastern boundary.  We have one client with properties within the Helston area but these rarely become available to let.  We predominantly deal with unfurnished properties for a minimum of a 6-month let and, unless otherwise stated, it should be assumed that those properties advertised are fitted with floor coverings and curtains only.  We do not handle bedsits or small flats in less favoured areas.

There is a very high level of rental demand within the Penwith area. Taking into account the above, we have certain criteria that need to be met for every property, prior to being invited to attend a viewing.  We accompany all prospective tenants around properties in order to help advise you when looking for your new home. We do not work on a first-come first-served basis but endeavour to match you with your most suited property and landlord.

 

Qualifying Guidelines

Housing Allowance

We will normally accept housing allowance on most properties unless otherwise stated.  As a company we are aware of maximum housing allowance levels and will only allow prospective tenants claiming full benefit to go to a fixed amount above those levels.  

Required Income

For guidance purposes only, we will normally require that the total gross income coming into the house will be at least 36 times the monthly rent, for example: £500 (rent per calendar month) x 36 = £18,000 per annum (total gross income). Capital and other Income

Where a prospective tenant does not have the required income but has capital set aside, these cases will be reviewed on an individual basis. We understand that everyone’s situation is different, and are happy to discuss this on an individual basis.

Pets

We regret we do not consider pets in our properties unless otherwise stated.  We will consider smaller pets that live in cages or tanks, such as goldfish or hamsters, on an individual basis. We are aware that a number of prospective tenants have tried to get around this rule by boarding pets with friends or relations until after they move in.  It is a clear rule within the office that permission is not granted after a tenant moves in and if there is any sign of a pet during our periodic inspections, proceedings to terminate the tenancy will be taken as a matter of course.

Sharers

We will not, under any circumstances, consider more than two sharers and if we are to consider sharers, we would prefer that both sharers work and have shared previously although we can be more flexible with some of our properties.

Children

We are happy to welcome children and will only place a restriction on children where it is a specific requirement of the landlord or where it is inappropriate for children to be living.  As an example, where there may be a health and safety or noise issues. 

Deposits

All homes rented through NCT are subject to a deposit being paid in advance, normally £100 more than the equivalent monthly rent. A detailed condition report with photos will be undertaken prior to the start of the tenancy.  At the end of the tenancy a check-out report will be undertaken and any excess wear valued.  We are professionally trained in the provision of condition reports and end of tenancy check-outs and are members of the Association of Professional Inventory Providers.

Fees

We do not charge fees for viewing properties, nor do we charge anyone for referencing prior to viewing properties. It is not NCT’s intention to make money from our tenants but simply to cover costs. We charge fees for interviewing prospective tenants, taking up references and tenancy agreements. To confirm our fees please contact the lettings department on 01736 331122 or via email.

Travelling Costs

NCT Estate Agents cannot be held responsible for abortive travel costs where applicants are unsuccessful in obtaining the tenancy of a property.  An offer to inspect a property available to rent implies that there will be a number of applicants viewing the property and that NCT Estate Agents will choose the most appropriate tenant for their client’s needs.

I would like to view one or more properties  

Please contact our office on 01736 331122 and ask for someone in the rental department.  Please note that, prior to arranging an appointment to view, our staff will check with you that you meet the properties’ criteria to ensure your time is not wasted when looking for your new home.  It is accepted that this can be very personal at this early stage, but it is undertaken so that time is not wasted in viewing a property for which you are unlikely to be considered.   

The appointment to view  

NCT Estate Agents will accompany you around the property and will normally try to arrange a number of consecutive appointments.  It is therefore important that you attend the property on time and notify us if you are unable to make the appointment or are going to be late.  

Please note, if you fail to keep an appointment to view on more than one occasion without notifying us beforehand, we reserve the right to not consider you for any further properties.
